are you buying property in liverpool?

Quickly becoming the biggest rivalry to Sydney's CBD since Parramatta began to take shape, there's lots to love about Liverpool.

where is liverpool

Liverpool is 27 kilometres south west of Sydney's CBD.

With main roads providing access between Liverpool and cities like Canberra, Sydney, Hornsby, Newcastle and more, Liverpool is a key central suburb of Greater Sydney.

There are 42 suburbs in the local government area of Liverpool, from Greendale in the west to Hammondville in the east.

Liverpool is home to around 200,000 residents. As at the 2011 census, almost 75% of families in Liverpool include children and almost 40% of the population was less than 24 years of age.

liverpool's property market soars

Liverpool has emerged as Sydney’s third CBD, behind Parramatta.

Over the past 12 months, house prices in Liverpool have increased by more than 15% to an average price of $910,000. Perhaps owing to the abundant supply in the CBD, units have shown a little less growth, with a 5.9% increase to an average price of $450,000.

For those looking to purchase an investment property, it is interesting to note that the average house is leased for $465 per week with an annual rental yield of 2.7%. The average unit is leased for $360 per week with a rental yield of 4.4%.

property investing in liverpool

Liverpool is a prime area for investment - by individuals, businesses and governments. Residential developments are booming in Liverpool and other local government areas like Edmondson Park and Austral.

Meanwhile, Leppington has transformed from a rural suburb into a mecca for young families.

Large government projects including the nearby Badgery's Creek Airport are currently under development, and infrastructure such as the new Western Sydney University campus have recently opened.

Liverpool is an area that is at the forefront of transformation, as it continues to grow and reinvent itself into a modern suburban CBD.

Liverpool: a historical town

Liverpool is an area with a long and rich history. The original inhabitants of the area were the Cabrogal people, who knew the area as ‘Gunyungalung’.

In 1810 Governor Lachlan Macquarie founded Liverpool and named it after the Earl of Liverpool, who at the time was the Secretary of State for the Colonies. It is Australia’s fourth oldest town after Sydney, Parramatta and Hobart.

Liverpool’s Regional Museum holds a collection of items that have environmental, cultural and historical significance. Visitors to the museum can view the permanent exhibition ‘RESONANCES: objects, lives and stories of Liverpool’. The museum also assists visitors to research their family history from the resident Liverpool Genealogy Society.

The museum is a must-see for history buffs and residents of the area.
