If you are purchasing a property, it is best to contact us after you find a property but BEFORE you sign the contract. That way, your conveyancing lawyer can review the contract and negotiate any required amendments before you sign.
If you are purchasing a property at an auction, it is very important that you contact a conveyancer to review the contract before you attend the auction. The contract cannot be changed after the auction and you will want to make sure there are no red flags with the property or the terms of the contract.
If you are selling a property in NSW or ACT, you need to contact a conveyancer to prepare the contract of sale before you can advertise the property and show people through. If you live in QLD, the selling agent will usually prepare the contract of sale.
Usually, the purchase or sale of a property can be completed about 4-6 weeks after the contract has been signed.
If you are purchasing a property from a developer (either a house and land package, or a property off the plan), settlement will not take place until the land is registered. This can be anywhere from 6 weeks after you sign the contract, or up to 2 or 3 years later in some cases.
